Unlike individual property certifications, Marriott’s Enterprise Partnership allows wellness principles to be integrated across its entire branded residential network. There are also long-term plans to extend the same programme to its hotels and resorts later.

The company currently operates 153 branded residential properties worldwide, while another 183 developments are in various stages of planning and construction, giving the partnership enormous global reach.

Serving as the pilot project for the worldwide rollout is The Ritz-Carlton Residences Chicago, Magnificent Mile, which successfully earned a two-star Fitwel Certification in March.

The sold-out luxury residential development showcases how wellness-focused design can be incorporated into upscale living. Among its standout features is a productive rooftop fruit and vegetable garden that allows residents to enjoy fresh produce while encouraging sustainable living. The property also offers an advanced fitness center complete with saunas and steam rooms, providing residents with comprehensive wellness facilities designed to promote healthier lifestyles.

Following the successful certification of the Chicago property, Marriott expects several additional branded residential developments to achieve Fitwel Certification before the end of the year.

John Hearns, Senior Vice President of Global Residential Operations at Marriott International, said owner expectations continue to evolve, with residents increasingly seeking thoughtfully designed homes that combine luxury amenities with meaningful wellness experiences.

He explained that Marriott remains focused on creating residential environments that incorporate intelligent design, premium facilities and a strong commitment to health and wellbeing. Hearns described the partnership with Fitwel as an important step in elevating Marriott’s global residential portfolio through an internationally recognized, evidence-based certification programme.

Joanna Frank, President and Chief Executive Officer of the Center for Active Design and Active Design Advisors (Adai), believes Marriott’s leadership reflects a broader transformation taking place throughout global hospitality and real estate.

Frank added that Marriott’s position as Fitwel’s first Enterprise Partner and first Champion+ hospitality company establishes an important international benchmark for scaling wellness initiatives across large property portfolios. She noted that the benefits extend beyond residents to include guests, employees, property owners and overall long-term investment performance.

Wellness Features Continue to Grow

Marriott has already incorporated numerous wellness-focused amenities across several branded residential developments worldwide.

At W Residences Dubai – The Palm, residents enjoy solar-powered sustainability initiatives alongside modern recreational facilities, including a cold plunge pool and tennis courts.

Meanwhile, The Ritz-Carlton Residences, Muskoka, currently under development, is expected to feature an extensive greenhouse, outdoor fitness trails, archery facilities, and multiple sports courts for tennis, pickleball and basketball.

The company has also introduced Longevity Hubs by Clinique La Prairie at The St. Regis Residences Bangkok and The Residences at The St. Regis Marsa Arabia Island. These specialized wellness centers provide preventative health, longevity and aesthetic programmes developed using Clinique La Prairie’s internationally recognized expertise.
