The partnership was formalized in Bangkok, where Lingnan Hotels, under the state-owned Lingnan Group, signed a letter of intent covering hotel brand cooperation and operations with Centara Hotels & Resorts. The strategy gives Centara something particularly valuable when entering such a large and competitive market: an established Chinese partner with extensive development, management and local tourism resources.

Centara has grown considerably beyond its Thai origins, establishing hotels and resorts in international destinations including the Maldives, Vietnam, Laos, Japan and the Middle East. Its collection of brands serves different market segments ranging from luxury resorts and upscale hotels to more accessible lifestyle accommodation.

Centara Life potentially offers a particularly suitable format for China because its positioning makes it more adaptable to urban expansion than a resort-centered luxury concept.

Partnership Goes Far Beyond Opening Hotels

The two hospitality companies appear to have much broader ambitions than simply putting Centara Life signs on a collection of Chinese properties.

Its hospitality heritage includes prominent properties such as Guangzhou Garden Hotel, China Hotel and Oriental Hotel, while its broader portfolio now encompasses luxury, upscale, business, resort, apartment, mid-range and economy accommodation.

Lingnan’s expansion accelerated after Lingnan Group acquired Urban Hotel Group at the end of 2023. The acquisition provided greater exposure to northern China and significantly expanded Lingnan Hotels’ economy and mid-range presence.

The resulting network gives Centara access to a partner with substantial operational infrastructure and an enormous domestic footprint.

Why Lingnan Wants Centara

The partnership is equally significant from the Chinese side.

Lingnan Hotels has achieved tremendous scale, but becoming bigger has not automatically created equally powerful brands.

Its portfolio includes numerous hotel concepts across different market segments. However, the source analysis indicates that relatively few possess the national recognition and independent brand appeal enjoyed by China’s strongest hotel chains.

Some of Lingnan’s most recognizable hospitality names derive considerable strength from their history. Guangzhou Garden Hotel, China Hotel and Guangzhou Oriental Hotel have important positions in China’s hotel industry, but much of their prestige was established decades ago.

Centara Life therefore enters the picture at an interesting point in Lingnan’s evolution.

Its lifestyle positioning could fill a space within Lingnan’s existing portfolio while allowing the Chinese group to work with an international hotel operator rather than developing another concept entirely from scratch.

For Centara, meanwhile, Lingnan provides local knowledge, project development capabilities, distribution potential and access to a huge Chinese hotel market.

That complementarity may ultimately prove more important than the number of hotels either company operates.

Lingnan Still Faces a Profitability Challenge

Lingnan’s rapid growth also comes with financial pressures. In 2025, Lingnan Hotels generated operating revenue of 284 million yuan, representing a year-over-year increase of 9.42 percent. However, net profit was approximately 5 million yuan, falling 61.30 percent from the previous year.

That leaves a net profit margin below 2 percent. The decline was attributed primarily to new directly operated projects entering operation, resulting in higher upfront investment and operating expenses.

Profitability in the hotel management business has also come under pressure. Its gross profit margin stood at 27.29 percent in 2024 before declining further to 22.99 percent in 2025.

These figures illustrate one of the biggest challenges facing Lingnan: converting rapidly increasing scale into sustainable earnings and stronger brand value.

An international partnership alone will not solve that challenge, but a successfully localized Centara Life platform could help Lingnan strengthen its lifestyle offering while gaining access to Centara’s hospitality standards, training expertise and international customer network.

Thailand and China Build a New Hospitality Bridge

There is also a wider tourism strategy behind the partnership.

Lingnan has identified cooperation with Thailand and ASEAN as an important part of its internationalization plans. Guangzhou, meanwhile, is seeking to strengthen its position as an international tourism hub and attract greater numbers of inbound visitors.

The partnership could therefore facilitate traffic in both directions.

Lingnan wants to attract more travelers from Thailand and ASEAN into Guangdong and Guangzhou while simultaneously creating opportunities to introduce overseas hospitality, tourism, commercial and cultural brands into China.

Centara stands to benefit from the reverse flow. Connecting the companies’ membership programs and customer networks could provide Centara with another channel through which Chinese travelers discover its hotels in Thailand and other destinations.

That makes the agreement considerably more interesting than a straightforward Chinese development deal.

A Partnership Worth Watching Closely

Much will depend on execution. Centara Life must be localized sufficiently to compete in China without losing the characteristics that distinguish it as an international Thai hospitality brand. The partners will also have to demonstrate that membership integration, customer referrals and cultural tourism cooperation can generate meaningful commercial results rather than remaining ambitions on paper.

Nevertheless, the partnership brings together two companies with distinctly complementary strengths. Lingnan offers extraordinary domestic scale, development resources and knowledge of China, while Centara contributes international hospitality experience, Thai service culture and an established lifestyle hotel concept.

If Centara Life successfully establishes itself across major Chinese cities during the planned three-to-five-year expansion period, the partnership could become an important chapter in the international growth of Thailand’s hotel industry. More importantly, it could demonstrate how Thai hospitality companies can use strategic partnerships to penetrate enormous overseas markets while simultaneously strengthening inbound tourism connections with Thailand.
