The battle surrounding the future ownership of Bangkok’s Royal Orchid Sheraton Riverside Hotel appears far from over, with Royal Orchid Hotels (Thailand), or ROH, securing potential new financial backing to pursue the 4.873-billion-baht repurchase of the landmark property, while market speculation points to several financial and hospitality groups watching developments closely. Asset World Corp Public Company Limited (AWC) has meanwhile been studying the possibility of acquiring the hotel should an opportunity emerge.

The latest developments could prevent GROREIT from proceeding towards an auction or alternative disposal of the property while ROH attempts to complete its repurchase. Market speculation suggests that interest in the riverside asset could potentially value it as high as approximately 5.5 billion baht. New Financial Backing Changes the Situation

ROH has formally confirmed that it has received financial support from a new financial partner and continues to intend to repurchase the Royal Orchid Sheraton for 4.873 billion baht.

However, the financing is not yet unconditional. It remains subject to due diligence, approval of relevant documentation and the signing of the necessary agreements.

The development follows the failure to complete the transaction under the earlier timetable. The original repurchase agreement was due on July 14, 2026, before the deadline was extended by another 30 days.

On August 14, ROH wrote to MFC Asset Management, GROREIT’s trustee, and One Asset Management, the trust manager, reaffirming its intention to exercise the repurchase right.

ROH has requested that GROREIT fulfil its obligations under the relevant agreements and undertake the necessary steps to complete the purchase and transfer of ownership.

Investors Reportedly See Opportunity for a Quick Resale

Market speculation suggests the situation has attracted financial institutions and investment groups because of the potential difference between ROH’s contractual repurchase price and what another buyer might ultimately pay for the hotel.

One scenario being discussed is for financiers to support ROH in completing the repurchase and subsequently participate in a resale of the property, potentially allowing ROH and its financial partners to benefit if a substantially higher acquisition price can be achieved.

Among the names circulating in market speculation is Boston-based Bain Capital, together with other financial groups reportedly considering backing the transaction. No such involvement has been formally confirmed, and these reports should therefore be treated as market speculation rather than an announced transaction.

Why Royal Orchid Sheraton Is Attracting Attention

The considerable interest is understandable. Royal Orchid Sheraton occupies a distinctive Chao Phraya River location, and comparable large riverside sites are becoming increasingly difficult to replicate because of current development and construction restrictions.

The property is also an operating five-star hotel generating ongoing revenue, rather than an undeveloped site requiring years before producing returns. ROH has confirmed that the hotel continues operating normally and that negotiations over ownership have not disrupted services.

These characteristics have helped make the property potentially attractive to investors seeking a strategic Bangkok hotel asset with an established operation and difficult-to-reproduce riverside positioning.

Marriott’s Sheraton Management Could Also Be at Stake

Market rumors additionally suggest Marriott International has an interest in how the ownership situation develops because Sheraton is part of Marriott’s international brand portfolio.

A change in ownership could potentially create uncertainty over the hotel’s future management and branding if a buyer preferred another international operator.

Market talk has included reported interest from a Dubai-linked hospitality group that could potentially consider another management company or brand.

There has been no formal confirmation of such a transaction, however, and the hotel continues to operate as the Royal Orchid Sheraton.

GROREIT Still Holding Back Details

Despite the intensifying speculation, One Asset Management has remained cautious about discussing GROREIT’s next move.

Alongkorn Prathanratnikorn, Chief Executive Officer of Real Estate and Trust at One Asset Management, indicated that management was withholding additional information because the situation required careful communication with unit holders.

Management is concerned that releasing incomplete information could cause misunderstanding or unnecessary market concern. One Asset Management nevertheless maintains that it is acting to protect unit holders’ interests and has stressed that GROREIT continues to hold an asset with clearly identifiable underlying value.

MFC Asset Management, acting as trustee, has indicated that decisions regarding GROREIT’s subsequent course of action rest with One Asset Management as trust manager.

AWC Publicly Confirms It Is Studying Royal Orchid Sheraton

AWC has now added another important dimension. During the company’s second-quarter 2026 results briefing on August 14, AWC Chief Executive Officer and Managing Director Wallapa Traisorat was asked whether the group would consider bidding for Royal Orchid Sheraton if ROH failed to complete the repurchase.

She confirmed that AWC was studying the matter and said the company would provide an update should an opportunity arise.

AWC would be a logical potential contender given its strategy of acquiring strategically located hotels, undertaking major renovations and repositioning properties with international hotel partners to increase room rates, revenue and investment returns.

The company is already expanding aggressively along the Chao Phraya River through its AWC Riverside Journey strategy, involving 11 projects and attractions, including Asiatique The Riverfront Destination, a planned Plaza Athenee ultra-luxury hotel, MONA Bangkok, the redevelopment of the historic East Asiatic Commercial Center and the planned Ritz-Carlton Bangkok The Riverside.

Ownership Battle Remains Wide Open

Despite the growing number of interested parties reportedly surrounding the property, there is still no confirmed alternative sale. ROH remains determined to complete its contractual 4.873-billion-baht repurchase and now says it has financial backing, although that support remains dependent on due diligence and related approvals.

The situation therefore remains fluid. GROREIT has yet to disclose its definitive next move, ROH is attempting to secure the property, financiers are reportedly examining opportunities surrounding a possible subsequent resale, Marriott has an obvious commercial interest in the continuation of the Sheraton operation, and AWC has publicly confirmed that it is studying the asset. With a scarce Chao Phraya riverside location and potentially substantial interest from buyers, the eventual ownership and future positioning of Royal Orchid Sheraton could become one of Bangkok’s most closely watched hotel transactions of 2026.
