Through Sunsweet Holdings Co., Ltd., the Kittikhunchai family has unveiled its first hotel project—The Clover Hotel Chiang Mai—situated in a prime location near the Chiang Mai International Convention and Exhibition Center and within view of the iconic Doi Suthep mountain.

The move represents a new chapter for the family that built its reputation in agriculture and food exports. The project reflects a strategic diversification of family assets rather than an extension of the publicly listed agro-industrial operations. Explaining the vision behind the investment, company representatives emphasized that the development is purely part of family portfolio management. According to Mr. Ong-art Kittikhunchai, Chairman of The Clover Hotel Chiang Mai, the decision to venture into hospitality was carefully considered as part of a long-term investment approach focused on building sustainable assets. The family recognized that tourism remains a dominant economic driver for Chiang Mai, accounting for roughly 60 to 70 percent of the province’s revenue.
Rather than focusing solely on immediate returns, the investment strategy aims to build enduring value through real estate while benefiting from the rising potential of Chiang Mai’s tourism and property markets. The project also represents an attempt to connect the family’s agricultural heritage with the tourism sector, creating an ecosystem that blends food, hospitality, and lifestyle experiences.
The family purchased a seven-story building located on approximately three rai of land near the convention center. The structure had been abandoned for more than a decade before Sunsweet Holdings acquired it for more than 100 million baht and undertook a complete transformation.
Transforming an Abandoned Building into a Modern Hotel
After extensive renovation, the once-vacant property has been reimagined as The Clover Hotel Chiang Mai, a boutique hotel designed around a Modern Minimalist concept. The architecture features soft cream-white tones inspired by the elegant color palette often associated with Hermès, creating a sophisticated yet welcoming aesthetic.

The seven-story hotel now offers 69 spacious rooms, each designed to maximize natural light and comfort. Guests have access to a range of facilities including a café, restaurant, room service, high-speed wireless internet, an outdoor swimming pool, a fitness center, and complimentary bicycle rentals to encourage eco-friendly exploration of the surrounding area.
The concept emphasizes what the developers describe as “Simple Luxury,” combining understated elegance with the tranquility of Chiang Mai’s natural surroundings.
Prime Location for Leisure and Business Travelers
One of the project’s key advantages lies in its strategic location. The hotel sits near the Chiang Mai International Convention and Exhibition Center, one of the largest event venues in Southeast Asia. This position allows the property to cater not only to leisure travelers but also to the growing MICE (Meetings, Incentives, Conferences, and Exhibitions) market.
The hotel is also located only about three kilometers from Nimmanhaemin Road and the central districts of Chiang Mai, placing guests within easy reach of the city’s most vibrant lifestyle and cultural destinations.
Accessibility is further enhanced by the nearby Irrigation Canal Road, a major transportation corridor linking Chiang Mai city to the Mae Rim district and other business areas. In addition, the planned Red Line electric railway project is expected to elevate the district’s status as one of the city’s most strategic urban zones in the future.
Reviving the Legend of Wiang Ping Roses
One of the hotel’s most distinctive features is its landscaped rose garden, which draws inspiration from the historical “Wiang Ping roses,” once a symbol closely associated with Chiang Mai’s identity.

Approximately two rai of the property has been dedicated to greenery, where more than 1,000 carefully selected rose bushes have been planted. The garden is designed to create a tranquil environment where guests can relax while enjoying views of Doi Suthep.
The design inspiration partly came from the family’s travels abroad, particularly their visit to Monte Carlo in Monaco. The understated luxury and elegant urban landscapes of that city influenced the visual identity of the hotel.
Sustainability and Community Commitment
Despite being a family-run project, the hotel has incorporated sustainability principles aligned with international environmental standards. Management has adopted Corporate Social Equity (CSE) initiatives aimed at ensuring responsible operations and community engagement.
Part of the hotel’s revenue will be allocated to the CSE Blue Fund, which supports environmental initiatives in collaboration with Chiang Mai Social Enterprise Co., Ltd. These programs focus particularly on addressing air pollution challenges such as PM2.5 while improving overall quality of life for local residents.
Strong Early Performance and Future Plans
The Clover Hotel Chiang Mai officially opened its doors on December 16, 2025, and has already recorded promising results. Within the first two months of operation, occupancy rates have reportedly reached between 80 and 90 percent.
International visitors account for around 70 percent of guests, with travelers from Europe and China making up the largest groups, while Thai guests represent approximately 30 percent of total occupancy.
Encouraged by the strong response, the Kittikhunchai family is already planning to expand its hospitality portfolio. Future projects are expected to include additional hotels in Bangkok and Phuket, with the Bangkok property tentatively targeted for opening in 2027.
